What are the Predator Ridge community fees and memberships?

Buying at Predator Ridge does not make you a golf or club member automatically. Memberships are optional. The costs every owner carries are City of Vernon property taxes and, if the home is in a strata, monthly strata fees. The Form B and strata documents for each property show exactly what those fees are.

Predator Ridge publishes its Homeowner Golf Membership pricing, open only to Predator Ridge property owners: a $55,000 initiation fee and annual dues of $6,400 plus GST per person or $11,350 plus GST per couple, subject to the club's current agreement at signing. There is also a Transferable Club Membership, a Junior and Student option, and a separate Commons Racquet Club membership for tennis and pickleball, which does not list a public price.

Strata fees vary by complex, so I review the Form B, budget and reserve fund with buyers before an offer firms up. For seasonal owners, the Province lists Predator Ridge as outside the Speculation and Vacancy Tax area, even though the rest of Vernon is in it.

Does Predator Ridge have a pool, gym and spa? What amenities do owners get?

Yes to a pool and gym. Predator Ridge's year-round Fitness Centre has a 25-metre indoor lap pool, hot tub, steam rooms, fitness classes and cardio and weight equipment, and the resort lists homeowners among the people who can use it. I did not find a day spa on its amenities list; Elite Physio offers physiotherapy on site.

Other owner amenities Predator Ridge lists include:

• More than 35 km of multi-use trails with picnic spots and viewpoints
• Two outdoor yoga platforms with weekly classes
• A refrigerated private skating rink in winter, with stick and puck times
• Access to discounted golf memberships and golf simulators
• The Commons Racquet Club, with indoor and outdoor tennis and pickleball courts, for members
• A loyalty discount on food, retail and accommodation, plus a busy events calendar

Seasonal outdoor pools (May to September) are listed for guests in select accommodation types, so do not assume every home includes outdoor pool access. Is Predator Ridge affected by wildfire? What is its evacuation plan?

Yes, wildfire is a real risk at Predator Ridge. It sits in a forested wildland-urban interface in the City of Vernon, and a 2016 fire nearby led to an evacuation order for about 45 homes before it was contained. Evacuation decisions are made by the City of Vernon and its fire department, not by the resort.

Here is what is in place. Predator Ridge Community Safety, a volunteer group, worked with Vernon Fire Rescue Services toward FireSmart recognition starting in 2015. The resort says it has mapped multiple exit routes. An emergency siren at Vernon Fire Station 3 is a community-supplied initiative recognized by the City to warn nearby residents.

Know the two levels. An evacuation alert means be ready to leave on short notice; an evacuation order means leave now. Sign up for the City's free Alertable notices and add your address. FireSmart BC recommends keeping the first 1.5 metres around a home free of anything that burns.
